Project Overview

This interior build-out included approximately 11,000 SF of flexible wet/dry laboratory space, 2,200 SF of dedicated manufacturing laboratory and research space for C-Voltaics, office/administrative support space, various storage areas, and support spaces. The mechanical systems provide 10 air changes per hour, sufficient for most laboratory applications. The flexible lab space features mobile casework units and ceiling mounted utility access panels for connection of laboratory gases, domestic water, and normal and emergency power receptacles.

 

Unique Challenge

Before starting construction, we laser scanned existing conditions and discovered a 10-foot wide by 2.5-foot deep obstruction along the building’s south wall, up to the roof, that was not in the architectural or structural models. The wall was also furred out several inches which affected the placement of equipment and fixtures in the lab areas. Our investigation allowed the MEPF trades to avoid this area, eliminating re-work further along in the project.
